Investment in North Lincolnshire
North Lincolnshire Council is working in partnership with private, public and voluntary sector organisations to create an area that is thriving, with a sustainable economy that is diverse, dynamic, and competitive.
To help achieve this vision North Lincolnshire Council and its partners have put strategies in place to ensure that the area's targets are met. The core economic targets for the area are:
- To increase the number of people qualified to at least NVQ Level 3 or equivalent
- To increase the average weekly earnings of workers in North Lincolnshire
- To increase the number of small businesses (employing fewer than 50 people) that are taking on more staff
- To reduce the unemployment rate
- To reduce the number of people claiming out of work benefits in the areas with the highest claimant rates
- To increase the output levels per person in the area
One of the ultimate aims for North Lincolnshire is to develop the South Humber Gateway as a prime industrial development site, ideal for the growing renewable energy sector, ports centric logistics and the off-shore wind sector. With almost 4 sq miles of land and £2bn of investment there is no doubting its potential.
Growth Sectors in North Lincolnshire
A number of sectors have been identified as growth sectors for the North Lincolnshire economy in coming years and are expercted to attract investment in North Lincolnshire:

- Environmental Technologies (bio-refineries, bio-fuel production, renewable energy generator manufacture and installation, renewable energy generation, carbon capture technology, recycling, energy from waste)
- Chemicals and Petro-Chemicals

- Business Services (finance, legal, insurance, business support, back office functions)
- Retail and Leisure
- Mechanical Engineering and Advanced Materials.
Supporting Renaissance
A comprehensive Urban and Rural Renaissance Programme in North Lincolnshire is helping to transform the area.
The Urban Renaissance Programme is spearheading the transformation of Scunthorpe. Key projects currently underway include the building of a new events and conference centre; the creation of a Town Centre Masterplan to guide developments in Scunthorpe; and further work to investigate the potential of creating a waterside urban extension with provision for housing, business and recreation, known as Lincolnshire Lakes. Projects recently completed include the Baths Hall and The Pods - a state of the art sports academy and a centre of excellence for leisure and sports.
North Lincolnshire's Rural Renaissance Programme aims to grow the area's rural communities through sustainable economic, social and environmental development. The programme has developed Crowle market place as a central point in the town, with improvements to the road structure and new recreation and business provisions.
Planned Developments
Lincolnshire Lakes

One of the country’s newest and largest urban extensions is about to take shape, providing significant investment opportunities for residential, business and leisure developments.
The Lincolnshire Lakes waterside development will be a major transformational change for North Lincolnshire and its urban heart, Scunthorpe.
This iconic development will provide a number of lakes, quality housing and employment space for business park development, plus opportunities for leisure sport and recreation, all set in an ecologically sound environment.
In brief, Lincolnshire Lakes will provide unique opportunities for the development of:
- A grand-scale land and water based leisure and sport complex with health centre for active and passive recreation and leisure
- 10,000 new high quality, well designed homes forming a new sustainable and low impact neighbourhood for living and working. This should include up to 30 percent affordable housing.
- An environmental centre and demonstration facility to provide learning opportunities
- High-quality business park with business units
- A network of lakes and waterways, including a nature reserve on the lakes.
- Managed woodlands, washlands, open space and countryside.
- A carbon sequestration scheme for clean energy production featuring solar, biomass and wind technologies.
Lincolnshire Lakes is now at the stage whereby serious developers and investors are being sought to work with North Lincolnshire Council.
Scunthorpe Town Centre

- Have had acknowledgement of an application to host the Solheim Cup 2015
But there is a missing piece in the puzzle; Scunthorpe town centre. Put simply, Scunthorpe town centre is significantly lacking in size and structure to meet the needs of a growing North Lincolnshire.
However, this does bring significant town centre investment opportunities.
North Lincolnshire Council is looking to work with serious developers and investors to create a natural town centre extension. With the right partners on board, the council will put forward its prime town centre land, which has never previously been available for commercial use.
Exciting new developments, coupled with an increasing population, growing visitor numbers, and a strong business economy, make Scunthorpe the prime location for town centre investment.
Scunthorpe’s redevelopment will cater for the growing North Lincolnshire, and will reinforce the town’s role as North Lincolnshire’s urban heart and prominence as the area’s main retailing hub. Exclusive new opportunities are available in Scunthorpe for:

South Humber Gateway - Logistics Park

Investment in the supply chain, ports and logistics sector on the South Humber Gateway has reached an all time high.
In addition to an already world-class transport infrastructure, a £100m logistics park on the South Humber Gateway has recently been given the go ahead by North Lincolnshire Council following approval from the Secretary of State for Communities and Local Government.
The 1,500-acre site, being developed by Able UK Ltd, includes plans for transport depots, warehousing and external storage areas, offices, a business park and a motel. Road and rail links to the adjacent ports and the Humber Sea Terminal will also be provided.
This unique logistics park is one of the largest planning applications ever granted consent in the UK and certainly the most complex. Over 5,300 new jobs will be created with a further £1.5billion of indirect investment set to follow.

South Humber Gateway - Marine Energy Park
Major Commercial
Plans have also been submitted and are well underway to develop the remaining 2 square miles of the South Humber Gateway into one of the largest offshore wind energy parks in Europe. This application from Able UK will create a Marine Energy Park. The application should be formally submitted to the Infrastructure Planning Commission in July 2012.
The Able Marine Energy Park will also provide an additional 5,000 new jobs in an offshore wind industry.
