Warwickshire`s population is set to grow to 637,400 by 2031, an increase of 22.1% on 2006.  With this growth Warwickshire is planning for the future. The County has set plans for a sustainable future for Warwickshire and its residents. Warwickshire`s sustainable long term future is set out in the Sustainable Communities Strategy (2009). Below are the main nine priorities until 2026:

With Warwickshire`s population set to grow beyond the national average, the county is determined to provide sustainable and affordable housing for all, promoting community cohesion and healthy lifestyles. Sub regionally, in Coventry, Solihull and Warwickshire (CSW), there is the potential need for over 100,000 new dwellings by 2026. The majority of this development will be around existing urban centres, providing flexible mixed housing for a connected sustainable lifestyle.

Warwickshire has a strong, vibrant and healthy economy. The sub regional economic strength of CSW is one of the strongest in the West Midlands, and is economically similar to regions in the south-east. However, planning for future growth is a high priority and  5 key priorities have been identified to ensure a thriving economy in the future for business, place and people:

  • Provide access to economic opportunities - by ensuring diversity of industry, employment and opportunities 
  • Develop a sustainable and resilient economy - by supporting a range of industry and promoting green technology in industry and communities
  • Grow aspirations - by building a culture of optimism by encouraging ability and creativity
  • Enable self-developing communities - by promoting the notion of self-growth and encouraging individuals to work together
  • Connect the sub-region - by developing physical, digital and conceptual networks regionally, nationally and internationally.

Key to economic growth is the CSW High Tech Corridor. Through promotion of the area to new business and support of existing key knowledge based industries such as ICT, Aerospace, Automotive, Medical Technologies and Environmental Technologies , CSW can develop a truly high technology corridor and a strong, thriving economy.

Crucial to the sustainable future of Warwickshire are key development sites for housing, industry and academia.

  • Rugby Mast Site - over 6000 sustainable dwellings in a linked community with significant commercial development on a 680 hectare site.
  • Ansty Park  - regionally important site that will provide 100 acres of high technology business park space.
  • Stoneleigh Park - set to become the home of rural excellence with new exhibition and commercial space for rural industry.
  • Leamington Station Area Development - vision to become the gateway to Leamington with a high end mixed use development
  • Warwick University Campus Expansion - plans to expand the university will help it become a worldwide top 50 university.

Planned Developments

Rugby Radio Station Mast Site, Rugby

Mixed Use Development

The Rugby Radio Station Mast Site has considerable potential to become one of the most important redevelopment sites in the West Midlands. The vision is to create a sustainable, modern and vibrant community where people are proud to live, work and stay.

The site is situated to the west of Rugby, ideally placed with good transport links to the M1 and M6, spanning a total of 680 hectares. This important site will hopefully provide 6,200 sustainable homes, significant commercial development including a Strategic Rail Freight Interchange, industrial and office based accommodation and community services.


University of Warwick Expansion Plans

University/Science/Research

The University of Warwick has ambitious expansion plans, in order to compete and become a top 50 worldwide university. The Masterplan sets out how 171,000 sq m of additional development can be accommodated on the existing University campus. It provides a framework for the layout of the site to create a coherent environment, whilst being flexible enough to allow phased expansion and respond to changing needs and opportunities.

The development plans include the expansion of the Business School, Medical School and the Mathematics and Statistical School, as well as major new sport facilities, new social facilities and 2000 student rooms.


Ansty Park, Rugby Borough

University/Science/Research

Ansty Park is a 100 acre flagship high technology business park in Warwickshire.

With planning permission for 140,000m² of development, it is set to become a world-class research and development park, which could lead to about 7,000 highly skilled jobs being created here.

Ansty Park has already attracted major interest. The Manufacturing Technology Centre will provide resources and a high quality environment for the development and demonstration of new technologies on an industrial scale. Private partners in the £130m Centre include Rolls Royce, Jaguar Land Rover and Airbus UK, with regional Universities making up the academic part of the partnership


Leamington Station Area Development, Leamington Spa

Mixed Use Development

The Station Area is centrally located within the urban area of Leamington Spa, immediately to the south west of the town centre. It includes the former Ford Foundry site, Leamington Spa Railway Station and land uses along Old Warwick Road and Station Approach.

The site has been recognised as a key development regionally and locally. The vision is to have a gateway point for Leamington Spa town centre through high quality, landmark buildings with a mix of uses and improved linkages to other areas of the town.


Stoneleigh Park, Stoneleigh, Warwick District

Major Commercial

Stoneleigh Park is set to become the `Home of Rural Excellence`, and a central hub for transfer of knowledge and communication of information, initiatives and best practice. Central to Stoneleigh Park are four sectors:

  • The Enterprise Zone - an innovative business campus and centre of excellence for rural and agricultural organisations.
  • The Equestrian Zone - the UK`s National Equine Centre.
  • The Viva Zone - An interactive public area to introduce and educate people about food and where it comes from.
  • The Venue Zone - building upon Stonleigh Park`s already superb reputation as a conference and exhibition centre, by providing new, improved facilities.
