Newport’s business sector has been diversifying in recent years, as the city expands from traditional strengths in the public sector, engineering and manufacturing towards new opportunities in professional services, Government relocations, advanced manufacturing & engineering, media & design, Green Energy and Transport & Communication. The third phase of the Celtic Springs Business Park, the CS3000 building, is a new development that offers 35,000 sq ft of grade A specification offices, in a prime location for businesses, near Junction 28 of the M4 motorway.
Growing Business Opportunities
The unique design of the CS3000 building enables it to expand to fit the needs of the businesses who will take residence at the site. The building can be doubled in size, with proposed plans already prepared, should businesses decide that the additional space is necessary. At the moment, the building can accommodate up to 625 people, and could double up to 1,250 people. This design method has enabled the Celtic Springs Business Park to prepare in advance for the demand of the future.
CS3000 could also be split to provide up to six separate suits, each with a highly efficient floor plate, giving great space efficiency.
Celtic Transportation Infrastructure
As well as being located within easy reach of the M4 motorway, regular bus services run from the park to Newport and Cardiff. This easy accessibility means that the site is located in one of the highest employment catchment regions in Wales, with potential employees in commutable distance from Cardiff, Newport and the valleys in the north. There is a total of 192 car parking spaces allocated to the building, equating to 1 space per 182 ft, (far better than the national standard of 1 per 250 ft). Additional parking can be provided as the building expands, keeping this advantageous ratio.
Other support facilities include a planned145-bed luxury hotel with leisure and conference centres, an on-site Holiday Inn Express and a 100-place day nursery. There’s also a designated retail quarter adjacent to a public house, which includes a Bacaro Italian restaurant and a Greggs bakery.
