In Spring 2009 there was an estimated 300,000 sq metres of industrial and warehousing space (approx. 10% of total stock) available to let or purchase in the Bristol area including 170,000 sq metres of new industrial and distribution space.
There has been major industrial and warehousing development at Avonmouth – Severnside in recent years, most notably at G Park / Western Approach, Cabot Park, Avonmouth Logistics Park and Access 18. An estimated 260,000 sq. metres of industrial and warehousing space was completed at Avonmouth - Severnside over the period 2007 – 2009.
At July 2009 there were an estimated 70 industrial and warehousing units on the market at Avonmouth - Severnside ranging in size from 70 to 50,000 sq. metres.
Prime rents have reached £7.75 per sq. ft. while secondary rents range from £4.00 to £5.75 per sq. ft.. Incentives equivalent to six months rent free are on offer in many cases.

New office development has facilitated a significant movement of business activity from the historic business core of the city to new locations, notably Harbourside and the Temple Quarter.
The office market in Bristol remains reasonably buoyant - office lettings in Central Bristol totalled 56,500 sq.metres in 2008. Approximately 45,000 sq. metres of primary office floorspace was available in central Bristol in July 2009. In July 2009 there was approximately 100,000 sq. metres of secondary space available in central Bristol.
Major redevelopment schemes in the pipeline will add an estimated 100,000 sq. metres of new office floor space over the next three years.
Headline quoting rents for primary office space remain consistent at £27.50 per sq ft (£296 per sq metre) in the city centre and £22.50 per sq ft (£242 per sq metre) on the North Fringe.

There are 30 serviced office schemes in Central Bristol and Bristol North Fringe offering office units and workstations on all inclusive short-term licenses. These range from small converted premises to large purpose-built buildings, managed by international serviced office providers, including Start and Regus.
Workstations cost in the range £200 - £300 per person per month, for an all-inclusive licence fee.
An office for 3 - 4 people, at the upper end of the serviced office market, will cost from £1,500 - £2,250 a month all-inclusive, with the price being determined by a number of factors, such as the length of the rental agreement. The cost of a similar unit in the mid range market will be from £1,000 to £1,350.
Meeting / training/ conference rooms are charged by the hour, normally at the rate of £20 - £35 per hour.
