Stockport Council - Development Projects
Regeneration UK
Stockport`s Economic Development Strategy holds the following vision:
To unleash Stockport`s potential as an economic force within the region, whilst enhancing our social and environmental fabric - towards a strong & responsible economy
More specifically it aims to:
- Develop and improve the fabric of the town and district centres.
- Support enterprise, innovation and competitiveness.
- Promote Stockport as an attractive visitor and business location.
- Improve skills and employability.
- Develop transport solutions.
The strategy is an important tool in bringing together existing and planned activity to support development of the borough. It shows how the coming together of individual projects and partners are able to drive forward economic growth while at the same time enhancing our social and environmental fabric.
In recent years, Stockport`s economy has grown and the town has played a role as a significant contributor to economic growth across Greater Manchester and the wider City Region.
Future Stockport - Town Centre Masterplan
Stockport`s town centre offers huge potential as a dynamic business, retail, leisure and residential location. The ‘Future Stockport` Town Centre Masterplan is a clear statement of this commitment, aspiring to deliver up to 93,000 sq m of commercial floor space - the majority of which is retail space - 3,000 new jobs, 1,000 new homes and a total investment in of close to £1bn.
Central to the delivery of Future Stockport is the Council`s commitment to work in partnership with the private sector, including existing occupiers, landowners, investors, developers and other key stakeholders. In spite of the current climate, sustained investment interest exists, and, boosted by political commitment, new and existing partners have been brought together to deliver a range of projects.
The Masterplan has had many successes to date, with over £90million public and private investment into the area, including the BAM Properties` high-specification office development, the bespoke public realm scheme at St Peter`s Square, new housing in the Market Place, Underbanks and Hillgate areas and the covered market hall refurbishment. Over £100million worth of development is ongoing on site, in particular, the redevelopment of the Stockport College campus and new accommodation for Stockport Council. Further planned office and hotel developments will enhance the business proposition in Stockport town centre.
The Council remains keen to lead the process of renewal, and is determined to drive forward the regeneration of Stockport town centre. In 2009 it commissioned a review of the plan to confirm its validity and a number of recommendations were made relating to Action Plans which have already been adopted by the Council and are now being used to drive forward the regeneration and development of the town centre.

Planned Developments
Bridgefield
Retail Development
The Bridgefield Street project in the heart of Stockport town centre aims to create a major high quality development, offering a retail-led mixed-use facility adjacent to the M60 and the existing Merseyway retail area.
This prime development site, provides the opportunity to create a town centre extension of some 100,000 sq m. It is anticipated that it will create approximately 2500 permanent jobs on completion and up to 1750 temporary jobs during the construction period.
Stockport Council is speaking to potential developers regarding bringing this project into fruition.
S:Park
Major Commercial, Mixed Use Development
S:Park
S:Park is widely regarded as one of the best located employment sites in Greater Manchester and is being developed into a 15 acre mixed use business park offering significant opportunities for businesses in Stockport.
The site is located next to junction 27 of the M60, located less than ½ mile from Stockport town centre and 5.5 miles from Manchester City Centre. The development will provide exceptional transport links offering easy access for customers, staff and suppliers.
Infiniti and The Big Yellow Self Storage Company have already signed up, and leisure and alternative uses will also be considered.
Stockport College
University/Science/Research
Redevelopment of Stockport College in the town centre will provide a £100 million flagship campus. The 21st century development will provide over 10,000 students with an exciting learning environment, including state-of-the-art teaching facilities, shops, restaurants, salons, workshops and sports facilities.
The campus is being developed with the learner at the heart of its design, and will add a mix of substantial new build accommodation and refurbished Victorian listed buildings to the existing Stockport College estate. Phase 1 is under construction. Phase 2 will be the constructions of a new hub, comprising all the college`s central facilities and services.
Gorsey Bank

The 8 hectare site is owned by the Council, who has worked in partnership with NWDA to undertake feasibility work, with a view to reclaiming, servicing and providing access to the land for use as an employment site. It is within the key M60 gateway corridor.
It is anticipated some 500 new jobs could be generated in around 17,000 sq m of floorspace. Stockport Council is currently looking for partners to work with, to bring the project forward.
Grand Central

The proposed redevelopment will be a multi-use scheme, featuring office accommodation, restaurants and cafes, a hotel with conference facilities, an improved leisure provision and 200 new homes, including some affordable housing, convenience shops and a multi-storey car park of 1,500 spaces.
