Grantham Growth Point

In 2007, Grantham was awarded "Growth Point" status, receiving over £6 million from the Department of Communities and Local Government (DCLG).

South Kesteven District Council and Lincolnshire County Council have developed six key objectives for all future investment and development.

Objectives:

4. Sustainable Transport Improvements
5. Develop the Town Centre's Retail, Leisure and Evening Economy
6. Improve Local Services and Community Infrastructure, Benefits for All and Regeneration

Growth Point Partnership is dedicated to delivering these objectives and the local councils have developed strong relationships with local businesses, developers and landowners.

The objectives are also in line with South Kesteven District Council’s Grantham Area Action Plan, due for adoption in 2012, as well as other planning policies.

Integral to Grantham’s growth aspirations are several designated key development sites, including two large, sustainable urban extension sites, and four town centre sites. These town centre redevelopment projects will create high value job opportunities, as well as improving the retail and leisure amenities.

Upon delivery of the Grantham Growth Point objectives, Grantham will become a vibrant sub-regional economic centre.

Planned Developments

Wharf Road

Major Commercial

This prominent town centre area has the potential to become a significant "gateway" site.

GVA consultancy company will assist in planning and conducting a feasibility study to optimise the site’s potential.

The Council's Planning Framework and Supplementary Planning Documents will offer guidance to developers interested in investing in the site.


South Grantham

Major Commercial, Mixed Use Development, Retail Development, Road Infrastructure, Housing Development

A sustainable urban extension site to the south of Grantham will offer opportunities for new mixed use developments, including housing, and commercial, with community and educational facilities.

The development will cover an area of 195 hectares just south of Grantham – a site designated as a Sustainable Urban Extension site in the Core Strategy adopted by SKDC in 2010.

The development has the potential to create 4,000 new homes, as well as jobs, schools, retail amenities and a community infrastructure.

Supporting infrastructure is also part of the development, including a new relief road, which will improve east-west connections through Grantham and ease traffic congestion in the town centre.

A major new employment area adjacent to the A1 has been given planning permission, and will be developed as an early phase of development.

This project will consist of a major distribution hub and will support the delivery of improved access to the A1.

The master planning of this project has begun and an informal public meeting will take place in September 2011.

The draft master plan Supplementary Planning Document is due for release for consultation in the summer of 2012, and the final adoption is anticipated for late 2012.


Town Centre Regeneration

Major Commercial, Mixed Use Development, Retail Development, Road Infrastructure, Housing Development

This mixed-use development will transform the town centre and include retail and leisure facilities, office space, public spaces, and transport and education infrastructure.

A feasibility study of the Station Approach site has been completed, which also includes a development brief for a major redevelopment to the land adjacent to Grantham Station, which will transform the gateway to the town.

Proximity to London (just one hour by train) makes the town a significant commuter town. As such, the site offers great potential for a mixed-use development, with possibilities for commercial, retail, and residential space, and which will become an integrated link to the town centre.

Plans permission has been granted for the improvement of Market Place and Westgate public realm, due to begin in summer 2011.

This town centre industrial site has massive potential to be the “jewel in the crown” of Grantham's regeneration master plan.

An old Grantham canal waterway traverses the area, and the landscape is mainly characterised by post-second world war industrial premises and housing.

The redevelopment of this site will create a new office quarter, expanding the town's residential offer and transforming the town into an attractive visitor destination.


Greyfriars

Major Commercial, Retail Development

Greyfriars sits in the heart of the town centre, next to the Market place, and is significantly under-used, wasting the prime opportunities offered by its location.

The area has huge potential for redevelopment, which will improve Grantham town centre's retail and leisure offer.

Proposals for a new multiplex cinema and anchor retail stores have been put forward and a feasibility study is being conducted to identify potential development possibilities for this site.

This work will eventually be adopted by the Council's Planning Framework and will provide details and guidance to developers interested in the site. Consultation on this document will take place in late 2011.


North West Grantham

Mixed Use Development, Road Infrastructure, Housing Development

Poplar Farm – part of the North West Grantham site - became an allocated development site for residential purposes in the 1995 Local Plan.

The site spans approximately 130 hectares and is a designated Sustainable Urban Extension site in the Core Strategy adopted by SKDC in 2010.

The site has the potential to create up to 3,500 new homes, as well as supporting infrastructure, including education, open space and local community amenities.

The first phase of development has been granted planning permission, and will include 1,800 new homes, a local centre, a school, open spaces and a connecting road, on the eastern part of the site. Construction is due to commence by early 2012.


Station Approach

Major Commercial, Mixed Use Development, Retail Development, Road Infrastructure, Housing Development, Rail Infrastructure

Station Approach is a major development on a four-hectare site next to the railway station that will transform the ‘gateway’ to the town.

Occupying Brownfield land west and south west of Grantham railway station, this redevelopment aims to create a new distinctive character, and will incorporate modern office space, retail, a hotel, a Business Innovation Centre and some residential development.

The development’s focus on quality office space for small and medium enterprises is to facilitate the town's predicted growth, and attract economic development and employment opportunities.

A new, attractive pedestrian boulevard will connect the train station to the town centre, and be a key feature in the town’s arrival point.

A Development Brief was completed and adopted by South Kesteven District Council as Supplementary Planning Guidance in October 2010.

This development is underway and is currently on schedule.
