Gainsborough, the flourishing Lincolnshire market town is projected to double in size in the next 20 years.
The town's industrial base has been transformed thanks to its riverside development and award-winning retail development, Marshall's Yard, as well as the regeneration of the town centre public areas in 2010.
Gainsborough is a Growth Point area with great development potential, including housing and commercial projects, and several retail and leisure developments planned for the town centre.
Within a 2.5 km radius of the town centre, a new neighbourhood of 2,500 homes, development land, commercial premises and supporting infrastructure will be developed, with a further two urban extensions proposed.
Planned Developments
Elswitha Quarter
Major Commercial, Mixed Use Development, Road Infrastructure
Elswitha Quarter offers is a mixed-use development in Gainsborough town centre.
The area of the development site totals 0.7ha (1.72 acres) owned predominantly by West Lindsey District Council.
The Quarter will include:
- Former Council offices and car-park
- Ship Court car park (with an additional 42 spaces)
- Whitton's Gardens – a protected open space connecting the site to the Riverside
- The Grade II listed Elswitha Hall
Teal Park
Major Commercial
Teal Park is a Greenfield site occupying 35.4h (87.5 acres), suitable for various commercial uses, and situated in North Hykeham, Lincoln.
The site benefits from quick access to the A46 trunk road, the A1 at Newark, Lincoln City centre, and other main population centres in the East Midlands.
Companies located in the area include Sermatech, Lincat, Wirtgen & Kier Homes.
The site is equipped with mains drainage, water, electricity and telecoms, and leasehold and freehold options could be available.
Thorndike Way/Heapham Road, Gainsborough

Heapham Road Industrial Estate is one of Gainsborough's main industrial areas, situated east of the town centre.
This site benefits from close proximity to the A631 road, which joins the M180, M18, M62 M1 and A1M motorways, which provide excellent connections to the other major cities in the East Midlands.
Phase two of the development will provide 33 acres of serviced employment land. Plots will be available from 0.2 hectares (0.5 acres), and will be suitable for light and general industrial use, as well as offices, research facilities, wholesale warehousing and distribution.

Sleaford Enterprise Park

Sleaford Enterprise Park is situated to the north-east of the town, just off the A17, which connects the A1 and the east coast ports.
Sleaford boasts a vibrant town centre and efficient rail links via the East Coast Main Line to London and the north.
Sleaford Enterprise Park is a Greenfield site occupying 45.3 hectares (112 acres), planned for light industrial and general use, as well as for storage and distribution.
Individual plots can be occupied on a freehold or leasehold basis, and are equipped with mains drainage, water, electricity and telecoms.
Companies located in the area include George Adams, Interflora, Moy Park, UK Passport Office, and British Red Cross. RAF College Cranwell is also five miles north-west of the site.
Gainsborough Southern Neighbourhood Extension

This project proposes the construction of three new, fully integrated and sustainable neighbourhoods named Southern, Eastern and Northern.
The Southern Neighbourhood could create up to 2,500 new homes south of Gainsborough, increasing the population by 6,000 people. A new neighbourhood centre would be included in the plans.
The proposal for the Southern Neighbourhood include:
- Up to 2,500 new homes south of Gainsborough.
- Amenities to accommodate all local needs, with an emphasis on affordable housing for families and first-time buyers
- A neighbourhood centre, including residential and employment space, offices, a metro food store, a convenience store small shop units such as bakers, chemists, hairdressers, etc.
- Two primary schools
- A nursery
- Two local centres, situated opposite the primary schools, offering day care, community services and further shops.
- Supporting infrastructure
- A health centre
- Allocated land for parks, sports pitches, lakes and green spaces
Brayford Enterprise Park
Major Commercial, Mixed Use Development, Retail Development, Housing Development
Brayford Enterprise Park is a mixed-use development centrally located just west of Lincoln city centre, and near to the Lincoln University campus and Marina district.
The site occupies a prime position at the intersection of Tritton Road and Ropewalk at the base of the Brayford flyover bridge.
In addition, the central business district of Lincoln and large retail and leisure amenities are within close proximity.
Plans include a 50,000 sq ft Landmark Office scheme and a further "Pavilion office style park" of up to 55,000 sq ft available in smaller units.
A substantial part of the initial phases of development have already been completed, including at 35,000 sq ft BT Call Centre, 1,300-bed student village, restaurant amenities and the Express by Holiday Inn hotel development. B1 space and residential units are still to follow.
