IF YOU are looking to relocate, expand or set up your company, some of the newest business parks in the UK have a lot to offer, including bespoke designs, units for both large and small companies, state-of-the-art facilities and much, much more.

Astley Business Park, Commerce Park and Clyde Gateway East are just three of the newest business parks in the UK, but these developments showcase the high standards you can expect on large, new business parks. Here’s an overview of some of their vital statistics and assets...

Astley Business Park
Wigan, Lancashire

Astley Business Park is the latest business development in the North West of England, commissioned by Peel Land & Property. Construction work is due to commence this year, with the first phase of infrastructure implementation starting in Autumn 2010.

The business park already has companies committed to it, including Cloverleaf Pubs, who are due to open at the end of 2010. Cloverleaf Pubs are located on many of the UK’s business parks, and have proven to be successful with their early opening hours and meeting facilities.

Astley Business Park is located close to the A580 East Lancs Road, one of the major trunk roads between Manchester and Wigan. The park is within easy reach of the large motorway network that includes the M61, M62, and M6. Liverpool John Lennon Airport and Manchester International Airport are both within an hour’s drive from Astley Business Park, thus providing easy international access.

There is a wide range of opportunities available at Astley Business Park, and companies with requirements for industrial or office space of over 10,000 square feet are invited to inquire. Astley Business Park has planning consent for a total of 340,000 square feet of mixed-use development, on a 40 acre site.

The intention for Astley Business Park is to provide a high quality landscaped environment with full on-site amenities. There is a dedicated design team in place to offer detailed proposals and layouts for warehouse, industrial or office accommodation on application, with no obligation. There are freehold and leasehold bespoke developments available, too.

Clyde Gateway East
Bridgeton Cross, Glasgow, G40 1BN
www.clydegateway.com

Clyde Gateway East is part of the huge Clyde Gateway project, which is a top regeneration priority for Scotland, and will drive forward an investment programme in the area over a 20 year period. Clyde Gateway East has been allocated a 34 acre site in the East End of Glasgow, aiming to provide development opportunities for both light industrial and office based companies.

The £35 million business park is located within easy reach of one of Scotland’s main motorway networks, including the M74, M73, M80 and M8.

Construction work began in April 2010, with the first phase starting in September, two further phases are set to commence in the early months of2011. It is expected that the first occupants will be located at the park by Spring 2011.

The park is being built on a brownfield site that has been unused for over 30 years, so by investing in Clyde Gateway East, you can be assured that you are helping protect the environment and are playing a part in the renovation of Glasgow. The development will bring a number of benefits to residents living in the local community, including new walking and cycling routes to the River Clyde walkway and Commonwealth Games Village.

Commerce Park is the newest business park in Somerset, and is 17 miles from Bath. It is able to provide 700,000 square feet of mixed-use accommodation and planning consent for a variety of uses. The business park can accommodate both large and small occupiers.

Frome railway station offers a direct service to Bristol and Weymouth, with single change routes to London Waterloo. The fact that Bristol International Airport is also approximately 30 miles away, means that Commerce Park offers local, national and international access.
